Not asking prices scraped off a portal. These are the units I let myself, and the ones I have available right now — kept in separate columns, because they are different things.
If you are searching for Setia City Residence for rent, you are probably trying to answer three questions before you waste a Saturday on viewings: what does this layout really cost, is it furnished, and how soon can I move in. Here are all three, with the numbers behind them.

Left column is what tenants signed. Right column is what owners are asking this week. They are never averaged together.
The 2 bedroom is where the evidence is — 13 of them let through me. Asking today sits at RM2,800 and they actually let at RM2,800. The asking price is honest.
The 3 bedroom is where to be careful. Asking runs as high as RM5,300, but the highest one I have ever let is RM3,500. Anything above that is asking the market for something it has not paid before — on 2 closed deals, so treat it as a signal, not a law.
87% of the 108 units I have handled at Setia City Residence are fully furnished. It is the default, not a feature — so if someone tells you furnishing is why one unit costs more than another of the same layout, ask what else is different. Usually it is the floor and the outlook.
On the units I have let, the 2 bedroom sits around RM2,800 a month and the 3 bedroom around RM3,350. Asking prices today run RM2,300 to RM5,300 depending on layout and floor.
Almost always. 87% of the 108 units I have handled here are fully furnished, so furnishing is rarely the thing that moves the rent. Layout and floor are.
Most units here can hand over within two to four weeks of a signed tenancy, subject to the owner's notice and the management's move-in slot. Tell me your date and I will only send you units that can meet it.
For a rental, the owner pays the agency fee. You pay your deposits and your own utility deposits — nothing to me.
Before you sign anything: ask for the inventory list. One page, itemised, signed by both sides. It is the difference between "fully furnished" meaning a fitted kitchen and meaning a kettle.
Your budget, and the date you need to move in. I will send you only what can actually meet both — not the whole list.
